The weakest links on an up and over garage door is the operators and connection linkage, and although they will last many years with routine maintence and care there will come a time when they will probably need replacing. Most garage doors are designed at manufacturing stage to have a life of at least ten thousand cycles although with routine maintenance and care that can be extended to about fifteen thousand cycles.
Typically a cycle is referred to as the opening and closing process of garage doors and will probably occur at least twice a day in the typical life cycle of a garage door. Applying regular lubrication to rollers, bearings and spring wire will greatly enhance the operation of doors and will also contribute greatly to the extended life of a door.
The balance mechanism and associated fixtures and fittings of the door should be checked at the very least on a monthly basis; however, in winter perhaps one should reduce that to bi-weekly or fortnightly as the harsher and damper weather takes hold. One needs to be able to raise and lower the door without any resistance at all and ideally roll smoothly along the tracks and guides to which it is attached, remaining stationary at any point in its travels should the motion be stopped and/or interrupted. If an up and over door fails any of these basics then the door is probably out of balance and should be re-adjusted back into a state of balanced equilibrium.
Never attempt to lubricate any section or element of the tracks and/or guides in which the rollers operate; applying any oil or grease can cause build up and accumulation of dirt and debris and restrict the free motion of the rollers which end up leaving a door which is difficult to operate if at all.
Torsion springs and other tension elements of a garage door opening and closing mechanism should only be lubricated with a light coat of oil, not heavy oil but rather light oil something akin to a water repellant type. Reducing friction between the coils and eliminating the hideous squeaking one often hears emanating from the neighbours’ garage doors is the pleasant end result, plus increased longevity.
